Many people know the potential that real estate has as an investment, however they are unsure of how to turn the value and potential into a true, growing investment.

Here are my top six real estate investment tips about how to make the most out of your real estate investment:

1. Find properties in emerging neighborhoods

Investing in properties in an emerging market is a long-term game, but it is well worth it. You put out less money when you invest in an emerging market since it is at a lower price. As time goes on and the market grows in that specific neighborhood your property easily gains value due to it solely being in a higher demand market. You get to sit back and reap the rewards as the neighborhood grows!

2. Create a timeline and criteria

Having a timeline and criteria to guide you throughout your real estate investment journey allows for you to stay on track, not overspend, or get ahead of yourself or your properties. Being organized throughout the process makes investing easier and less stressful for you!

3. Invest in Single family homes and rental properties

Single family homes are in higher demand, typically priced cheaper, and are easier to finance. It is easier to handle as rent payments are typically higher, allowing you to gain more traction financially.

4. Rent out a Room

Renting out a room and using services such as Airbnb or VRBO allows you to make money off of your property even if you don’t want to have tenants consistently. These properties and rooms are becoming increasingly popular as travelers are now opting for Airbnbs or VRBOs instead of hotels.

5. Start small

It’s okay to start small! Most people can’t invest in a multi-million dollar property right off the bat. Invest in a property, get your feet wet, make some money, and gradually grow your real estate investments as you become more comfortable and confident!

6. Read books

Knowledge is power and there is no better way to educate yourself on the industry than reading real estate investment books! Some of my personal favorite books that I recommend to people as they start investing in real estate are Rich Dad Poor Dad, The Book on Rental Property Investing, and What Every Real Estate Investor Needs To Know About Cash Flow.
